Most paving failures happen below the surface
Rocking slabs, standing water and cracked joints almost always come from the same thing: a base that was too thin, too poorly compacted or laid without falls. The surface material rarely fails first.
We excavate, compact and lay to a designed fall away from the villa, with drainage where the run is long or the ground is flat. Movement joints go where the area demands them, because thermal expansion across a large Dubai terrace is significant.

Porcelain is more stable, absorbs almost no water, resists fading and is easier to keep clean. Natural stone has more character and stays cooler in some varieties, but needs sealing and more maintenance.
Hardwood works if you commit to regular oiling; otherwise it greys and splinters. Composite decking on an aluminium frame is the more realistic choice for most villas.
An inadequate or poorly compacted sub-base, or water washing fines out from beneath it. Relaying the surface without correcting the base repeats the problem.

Sometimes, if the existing surface is sound, well bonded and the resulting level still works with doors and drainage. More often, breaking out and rebuilding the base is the safer route.
