Large format is unforgiving of a poor substrate
A 1200×600 tile shows every millimetre of deviation in the floor beneath it. Most hollow, lipping or cracked tiling in Dubai homes comes from laying big formats onto a slab that was never levelled and using dot-and-dab adhesive instead of a full bed.
Our sequence is fixed: check the substrate, level or prime it, set out from the most visible line in the room, back-butter and comb to full coverage, use levelling clips across the field, and place movement joints at the perimeter and across long runs. Insufficient adhesive coverage at installation. Dot-and-dab fixing leaves voids that eventually crack the tile. The only reliable fix is lifting and relaying the affected area with full coverage.
No. The bigger the tile, the flatter the substrate has to be. Levelling compound or a re-screed comes first, and it is included in the quotation rather than discovered later.
Porcelain is denser, absorbs almost no water and suits floors, wet areas and outdoors. Ceramic is lighter and cheaper, and is best kept to walls and lower-traffic areas.
Rectified large-format tiles typically take a 2–3mm joint. Going narrower risks lippage showing and leaves no room for movement.
Usually the next day for foot traffic and around a week before heavy furniture, depending on adhesive and conditions. Grouting happens after the adhesive has cured.
