Modern false ceiling with cove lighting and shadow gap detail

False ceilings and the lighting inside them.

False ceiling Dubai installation planned around what sits above it — ducts, sprinklers, cabling and access — before the plasterboard goes up.

Interior · Ceilings

A ceiling is a services enclosure with a lighting design attached

The reason to build a false ceiling is usually practical — concealing ducts, pipework and cabling, and giving lighting somewhere to sit. The reason it fails is also practical: no access panels where valves and dampers are, or a level set so low that the AC cannot be serviced.

We set ceiling levels after surveying what is above, and mark access positions on the drawing rather than cutting them in later. Cove and shadow-gap details are dimensioned so the light source stays hidden and the light washes evenly.

What ceiling work covers

From flat ceilings to full coffered designs.

Survey and level setting

Checking existing services, duct depths and beam positions before fixing the ceiling level.

Gypsum ceilings

Suspended plasterboard ceilings on metal framing, taped, jointed and finished ready for paint.

Bulkheads and coffers

Dropped sections to conceal ducts or define zones, with clean edges and consistent returns.

Cove and shadow gap lighting

Recessed detail designed so the strip is hidden and the wash is even.

Moisture-resistant ceilings

Green board and appropriate framing for bathrooms, kitchens and external soffits.

Acoustic ceilings

Mineral fibre and perforated systems where noise control matters, in offices and media rooms.

Access panels

Concealed and framed access to valves, dampers, junction boxes and drainage.

Lighting integration

Downlight positions, drivers, emergency lighting and switching set out with the electrical work.

Ceilings and Dubai buildings

AC ducting dominates ceiling voids here more than in most markets.

AC duct depth

Ducts are large and often shallow above slab level, which dictates how low the ceiling has to sit.

Maintenance access

FCU access panels are a requirement, not an option — without them, servicing means cutting the ceiling.

Fire and sprinkler coordination

Detector and sprinkler positions must be maintained and relocated correctly if the ceiling changes.

Condensation

Cold ducts in humid voids sweat. Correct insulation above the ceiling prevents staining below.

How the work runs

01

Survey

Void inspection, services mapping and level setting.

02

Design and quotation

Ceiling layout, lighting positions, access panels and an itemised price.

03

Framing

Metal framing installed and services coordinated before boarding.

04

Boarding and finishing

Boards fixed, joints taped and skimmed, edges detailed.

05

Lighting and handover

Fittings installed, tested, painted out and cleaned.

Doing ceilings and lighting together avoids the most common coordination failure.
